Full Building Surveys

A full building survey is a detailed analysis of the property. Typically the survey is suitable for all types of residential and commercial property, particularly older buildings and converted or extended buildings. In particular the survey will confirm whether it is properly built, whether extensive repair is required or whether the maintenance costs are going to be high.

Property is an expensive acquisition and the survey report will inform the buyer of any serious defects and allow the buyer to negotiate for these to be corrected or for the price to be reduced. The survey may in some instances prevent making a costly or ill advised purchase. The report will also advise on future maintenance liabilities.

Party Wall Advice

Where a person intends carrying out building works on either the party wall or excavation and foundations nearby, then works are controlled by Party Wall etc Act 1996. Spencer Lion Ltd has over 25 years experience in dealing with the Party wall process and has acted for both building and adjoining owners in residential and commercial situations. It is imperative that the process is followed as prescribed under the Act in order to protect your interests.

Contract Administration and Project Management

The firm has a wide ranging experience of both commercial and residential projects with particular emphasis on extension, refurbishment and maintenance. Several large projects have been undertaken to historic and listed buildings. From initiating the client brief we can prepare a tender package for competitive tendering and run the project through to completion including formulating the contract, valuations, site monitoring and inspections and final sign off of the works including agreeing the final account.

Other Building Surveying Activities

We offer dilapidations advice in both formulating schedules and settlement of claims. We undertake defects analysis to include site inspection and report together with recommendations. Spencer Lion Ltd also undertakes schedules of condition for appending to leases and also where buildings may be affected by nearby works.
